What lenders are actually checking

A lender needs confidence that the property is sound security for the loan. Their valuer or surveyor has to be able to inspect the roof structure for rot, damp, and defects. Spray foam — open-cell or closed-cell — can hide the rafters, which is the root of the problem. It's rarely about the insulation itself and almost always about visibility of sound timbers.

3. Decline until resolved

A minority decline to lend on foam-insulated roofs until removal is complete, regardless of report. Removal then becomes the clear path forward.
